About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Follows procedures for accessing and managing maintenance materials, tools, and equipment, including tracking inventory and notifying supervisors of reordering needs.
- Completes timely, accurate, and thorough documentation and paperwork to track service requests.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed.
- Supports cost-control initiatives by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Complies with safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- May inspect work performed by contractors, vendors, or service providers to ensure quality and adherence to specifications.
- Assists in routine and periodic property inspections to identify safety concerns and communicate maintenance needs to management.
- Monitors and ensures compliance with regulatory requirements, organizational standards, and operational processes.
- Reports mechanical or electrical malfunctions, injuries, or other safety issues promptly.
- Identifies opportunities for efficiency improvements and stays updated on industry changes through training, research, or professional publications.
Requirements
- High School diploma, GED, or equivalent experience/training.
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- State and Local jurisdiction-required certifications (for all Service Technicians).
- Valid driver’s license to operate a golf cart on the property.
- Must provide personal hand tools unless prohibited by State law and demonstrate knowledge of their safe use and maintenance.
- Working and reliable cellular device for on-call purposes.
Skills
- Ability to apply logical thinking to diagnose and resolve problems.
- Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and other contacts.
- Strong written and verbal communication skills to represent company management and answer policy-related questions.
- Knowledge of hand tools, power tools, mechanical equipment, and measuring devices.
Working Conditions
- Works in an office environment and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Physical demands include standing, walking, or sitting for extended periods; bending, stooping, climbing ladders, reaching, and crawling in confined areas.
- Must be able to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- May require occasional travel to assist other properties, attend training, or participate in business meetings.
- Flexible work schedule, including evenings, weekends, holidays, and on-call availability.
