Maintenance Technician II
Summary: As a Maintenance Technician II, you will provide exceptional service to our residents by maintaining and improving the property's appearance. Success involves both technical skills and a passion for caring.
Essential Job Functions, Duties, And Responsibilities
- Ensure physical aspects meet company standards and applicable laws by diagnosing problems, making repairs, and tracking accomplishments.
- Perform various and as-needed electrical, HVAC, plumbing, and carpentry repairs, painting, and cleaning.
- Assist Property Manager or other team members with special projects or requests.
- Contribute to occupancy goals by performing maintenance duties promoting a quality living experience.
- Complete maintenance service requests, document status, and ensure follow-through.
- Perform electrical, plumbing, and carpentry repairs as described.
- Contribute to financial goals through productivity and cost awareness.
- Perform scheduled maintenance on equipment based on manufacturer recommendations.
- Inspect and maintain apartments, buildings, and common areas.
- Oversee work of sub-contractors.
- Perform snow and ice removal, and maintain grounds and common areas.
- Perform other duties as assigned.
Skills And Qualifications
- High school diploma or equivalent.
- Two (2) years of prior maintenance experience or a combination of education and experience.
- Boilers License, Pool Operator’s License, and/or EPA Certification required.
- Reliable transportation.
- Available on last and first days of the month for shifts.
- Aptitude for independent work and excellent time management.
Education And Experience
- High School Diploma or GED Equivalent.
- Two (2) years of prior experience in general maintenance.
Physical Demands
- Sit, stoop, kneel, climb stairs, crawl.
- Lift, push, or pull up to 50 pounds.
- Talk, hear.
- Straighten vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
- Read, write, and communicate with internal and external customers.
Supervisory Responsibility
This position does not have any supervisory responsibilities.
Working Conditions
- More than 40 hours per week, including weekends and holidays.
- Indoor and outdoor weather conditions, including inclement weather.
- Moderate noise levels.
- Subject to callback during emergency conditions.
