Maintenance Technician

Job Duties & Responsibilities

• Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Manager.
• Inspects and maintains all tools in excellent condition.
• Manages the property with care, initiating action to correct unsafe conditions such as broken gates, burned out exterior lights, and open holes.
• Performs work area clean-up and safety related duties.
• Responsible for snow removal on their designated property/properties (shoveling, salting, snow blowing).
• Ensures that storage areas remain locked when not in use.
• Diagnoses and performs minor or routine maintenance or repair, as directed, involving various systems and components.
• Assists make-ready staff as required to meet deadlines.
• Reports all major repairs and need requisitions to senior maintenance technician and manager prior to any expenditure of funds.
• Changes locks and makes keys.
• Affixes and removes heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
• Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
• Owns personal tools and reliable vehicle (driver’s license required).
• Performs any additional duties assigned by senior maintenance technician and manager.

Requirements

• Valid driver's license and automobile insurance coverage.
• Licenses/Certifications/Registrations: High School Diploma or Equivalent (College Degree or Coursework Desirable), Valid driver's license, and automobile insurance coverage.
• Specialized Skills & Knowledge: Prior Maintenance Experience Required (vocational, technical, or trade education preferred), HVAC Certification & Experience Preferred, Plumbing Skills, Electrical Skills, Carpentry Skills.
• Personal Qualities: Owns personal tools and reliable vehicle (driver’s license required), Must be able to work in a fast-paced and customer service-oriented environment, Performs duties under pressure and meets deadlines in a timely manner, High degree of flexibility with the ability to work independently, Basic understanding of computers and web-based applications.
