About the role

Tailwind Group is a top twenty owner and manager of off-campus student housing, committed to creating and sustaining a workplace culture that is second to none. We are seeking a Maintenance Technician to maintain and enhance the value of a well-run property, with emphasis on preventative upkeep, capital improvement, and maintenance repair. This role is critical to the reputation of the property and requires excellent customer service to our residents.

The Property

Milestone is a unique garden-style community consisting of 234 units and 732 beds, designed for Oklahoma State University students. This is a full-time position.

Schedule

Standard schedule: Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.

Pay

The compensation range for this position is $18.00 - $22.00 per hour plus bonus potential. This range is determined by current market data based on position requirements and complexities. Final offers will consider candidate education, skills, experience, and location.

Responsibilities

  • Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
  • Review, assign, and follow-up on open work orders to ensure completion within company guidelines.
  • Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
  • Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
  • Respond to after-hour emergency issues.
  • Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
  • Assist with organizing and maintaining inventory of company vehicles, machinery, and tools.
  • Assist with annual unit turnover and help execute move-in/move-out procedures.

Requirements

  • One or more years of experience in building maintenance – student housing experience is a plus.
  • Experience with HVAC and appliance repair.
  • Valid driver’s license is required.
  • Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator.
  • Ability to lift up to 50 lbs.
  • Ability to stand and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
  • Ability to work independently and fulfill rotating on-call duties as needed.

  • Experience with Entrata software is preferred.
