About the Role
The General Maintenance Technician performs a wide range of maintenance tasks on tenant properties, including pipe fitting, welding, carpentry, electrical and mechanical repairs, equipment installation, and building upkeep.
Responsibilities
- Communicate and follow up with the Property Manager about maintenance concerns and work order status.
- Maintain the internal and exterior condition of the property, including trash pickup, cleaning common areas, sweeping or shoveling walkways, and salting icy areas.
- Assist the Project Manager in contracting vendors and taking bids for special projects.
- Paint, clean, and repair all vacant units in a timely and thorough manner.
- Use tools ranging from common hand and power tools to precision measuring instruments and electrical/electronic testing devices.
- Perform routine preventive maintenance to ensure building systems operate efficiently and physical conditions do not deteriorate.
- Diagnose mechanical problems and determine corrective actions using blueprints, repair manuals, and parts catalogs.
- Ensure maintenance parts, supplies, and equipment are stocked and available at all times.
- Assemble, install, and/or repair wiring, electrical/electronic components, pipe systems, plumbing, machinery, and equipment.
- Perform all other duties as assigned.
Requirements
- High School Diploma (or GED) with 2-3 years of building maintenance experience preferred, or equivalent combination of education and experience.
- EPA Certification preferred.
- Proficiency in equipment maintenance, repair, and troubleshooting.
- Strong professionalism, including respect for others, tenant-focused service, honesty, and integrity.
- Consistent attendance and reliability.
Physical Demands
- Constantly move about job sites, including working in tight and cramped spaces.
- Regularly lift and/or move up to 50 pounds; occasionally lift and/or move up to 100 pounds.
- Occasionally operate office equipment such as computers, calculators, copiers, and fax machines.
- Exchange accurate information with tenants and colleagues.
- Review work for errors and make necessary adjustments.
Work Environment
- Work in various environments, both indoors and outdoors, exposed to seasonal temperature changes.
- Exposure to loud machinery or equipment and potential electrical hazards.
- Required use of personal protective equipment (PPE) as dictated by job tasks, which may cause discomfort in warm conditions.
