About the role
The Maintenance Technician performs work on tenant properties involving pipe fitting, insulating, welding, machining, carpentry, repairing electrical or mechanical equipment, installing, aligning, and balancing new equipment, and repairing buildings, floors, or stairs.
Responsibilities
- Communicates and follows up with the Property Manager about maintenance concerns and the status of work orders.
- Maintains the internal and exterior condition and preservation of the property, including picking up trash, cleaning common areas, sweeping or shoveling walkways, and salting icy areas.
- Assists Project Manager in contracting vendors and taking bids for special projects.
- Paints, cleans, and repairs all vacant units within a timely and impeccable manner.
- Uses tools ranging from common hand and power tools (hammers, hoists, saws, drills, wrenches) to precision measuring instruments and electrical/electronic testing devices.
- Performs routine preventive maintenance to ensure building systems operate efficiently and physical condition of buildings does not deteriorate.
- Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Ensures maintenance parts, supplies, and equipment are stocked and available at all times.
- Assembles, installs, and/or repairs wiring, electrical and electronic components, pipe systems, plumbing, machinery, and equipment.
- Performs all other duties as assigned.
Requirements
- High School Diploma (or GED or High School Equivalence Certificate).
- 2-3 years of building maintenance experience preferred, or equivalent combination of education and experience.
- EPA Certification preferred.

Physical Demands
- Constantly moving about job sites, including moving, building, and tearing down objects.
- Frequently working in tight and cramped spaces.
- Occasionally operating office equipment such as computers, calculators, copiers, and fax machines.
- Exchanging accurate information with tenants and office personnel.
- Regularly lifting and/or moving up to 50 pounds; occasionally lifting and/or moving up to 100 pounds.
- Reviewing work for errors and making necessary adjustments.
Work Environment
- Exposure to indoor and outdoor environments depending on the job site.
- Exposure to warm and cold temperatures based on season.
- Exposure to loud machinery or equipment.
- Risk of electrical hazards; personal protective equipment (PPE) and procedures may be required.
- PPE required for various jobs and maintenance work, which may cause discomfort in warmer months.
