About the role

The General Maintenance Technician performs a wide range of maintenance tasks on tenant properties, including pipe fitting, welding, carpentry, electrical and mechanical repairs, equipment installation, and building upkeep.

Responsibilities

  • Communicate and follow up with the Property Manager about maintenance concerns and work-order status.
  • Maintain the internal and exterior condition of the property (e.g., picking up trash, cleaning common areas, sweeping or shoveling walkways, salting icy areas).
  • Assist the Project Manager in contracting vendors and taking bids for special projects.
  • Paint, clean, and repair all vacant units in a timely and impeccable manner.
  • Use hand and power tools, precision measuring instruments, and electrical/electronic testing devices.
  • Perform routine preventive maintenance to ensure building systems operate efficiently.
  • Diagnose mechanical problems and determine corrective actions using blueprints, repair manuals, and parts catalogs.
  • Ensure maintenance parts, supplies, and equipment are stocked and available.
  • Assemble, install, and/or repair wiring, electrical/electronic components, pipe systems, plumbing, machinery, and equipment.
  • Perform all other duties as assigned.

Requirements

  • High School Diploma (or GED); 2–3 years of building maintenance experience preferred; or equivalent combination of education and experience.
  • EPA Certification preferred.
  • Proficiency in equipment maintenance, repair, and troubleshooting.
  • Professionalism, strong attendance record, and ability to prioritize tenant needs.
  • Must use a personal mobile device for work-related calls, texts, emails, and approved applications.

Physical Demands

  • Constantly move about job sites, including working in tight and cramped spaces.
  • Regularly lift and/or move up to 50 pounds; occasionally lift and/or move up to 100 pounds.
  • Occasionally operate office equipment (computer, calculator, copier, fax).
  • Exchange accurate information with tenants and colleagues.
  • Review work for errors and make necessary adjustments.

Work Environment

  • Exposure to indoor and outdoor environments, varying temperatures, and seasonal conditions.
  • Exposure to loud machinery or equipment; potential electrical hazards.
  • Required use of personal protective equipment (PPE) as dictated by job tasks.
