About the Role
The Maintenance Technician performs a wide range of maintenance tasks on tenant properties, including pipe fitting, insulating, welding, machining, carpentry, electrical and mechanical repairs, equipment installation, and building maintenance.
Responsibilities
- Communicate and follow up with the Property Manager regarding maintenance concerns and work order status.
- Maintain the internal and exterior condition of the property, including trash pickup, cleaning common areas, sweeping or shoveling walkways, and salting icy areas.
- Assist the Project Manager in contracting vendors and taking bids for special projects.
- Paint, clean, and repair all vacant units in a timely and thorough manner.
- Use a variety of tools, from common hand and power tools to precision measuring instruments and electrical/electronic testing devices.
- Perform routine preventive maintenance to ensure efficient building system operation and prevent deterioration.
- Diagnose mechanical problems and determine corrective actions using blueprints, repair manuals, and parts catalogs.
- Ensure maintenance parts, supplies, and equipment are stocked and available at all times.
- Assemble, install, and/or repair wiring, electrical/electronic components, pipe systems, plumbing, machinery, and equipment.
- Perform all other assigned duties.

Requirements
- High School Diploma (or GED/equivalent).
- 2-3 years of building maintenance experience preferred, or an equivalent combination of education and experience.
- EPA Certification preferred.
Physical Demands
- Constantly move about job sites, including working in tight and cramped spaces.
- Occasionally operate office equipment such as computers, calculators, copiers, and fax machines.
- Exchange accurate information with tenants and colleagues.
- Regularly lift and/or move up to 50 pounds; occasionally lift and/or move up to 100 pounds.
- Review work for errors and make necessary adjustments.
Work Environment
- Work in various environments, both indoors and outdoors, depending on the job site.
- Exposure to warm and cold temperatures based on season.
- Exposure to loud machinery or equipment.
- Potential electrical hazards requiring personal protective equipment (PPE) and adherence to safety procedures.
- PPE may be required for various tasks, which can cause discomfort in warmer months.
