About the Role
The Maintenance Technician performs a wide range of maintenance tasks on tenant properties, including pipe fitting, insulating, welding, machining, carpentry, electrical and mechanical repairs, equipment installation, and building upkeep.
Responsibilities
- Communicates and follows up with the Property Manager about maintenance concerns and work-order status.
- Maintains the internal and exterior condition of the property, including trash pickup, cleaning common areas, sweeping or shoveling walkways, and salting icy areas.
- Assists the Project Manager in contracting vendors and taking bids for special projects.
- Paints, cleans, and repairs all vacant units in a timely and thorough manner.
- Uses hand and power tools (hammers, hoists, saws, drills, wrenches) as well as precision measuring instruments and electrical/electronic testing devices.
- Performs routine preventive maintenance to ensure building systems operate efficiently and physical condition does not deteriorate.
- Diagnoses mechanical problems and determines corrective actions using blueprints, repair manuals, and parts catalogs.
- Ensures maintenance parts, supplies, and equipment are stocked and available.
- Assembles, installs, and/or repairs wiring, electrical/electronic components, pipe systems, plumbing, machinery, and equipment.
- Performs all other duties as assigned.

- Attendance: Consistently meets work hours and completes normal work schedule.
Qualifications
- High School Diploma (or GED/High School Equivalence Certificate).
- 2–3 years of building maintenance experience preferred, or equivalent combination of education and experience.
- EPA Certification preferred.
Physical Demands
- Constantly moves about job sites, including moving, building, and tearing down objects.
- Frequently works in tight and cramped spaces.
- Occasionally operates office equipment such as computers, calculators, copiers, and fax machines.
- Must exchange accurate information with tenants and office personnel.
- Regularly lifts and/or moves up to 50 pounds; occasionally lifts and/or moves up to 100 pounds.
- Reviews work for errors and makes necessary adjustments.
Work Environment
- Exposure to indoor and outdoor environments, varying with job sites and seasons.
- Exposure to warm and cold temperatures depending on the season.
- Exposure to loud machinery or equipment.
- Risk of electrical hazards; may require additional personal protective equipment (PPE) and procedures.
- Required to wear PPE as dictated by specific jobs or maintenance tasks.
- During warmer months, PPE may cause discomfort due to heat.
