Maintenance Technician
About the Role
Maintenance Technicians are responsible for all maintenance services within the grounds, building exteriors, community, and parking lots. Creating a safe, comfortable, and clean environment for residents and staff is the first priority. The role involves repairing and maintaining HVAC, electrical, and plumbing systems, as well as community grounds and equipment. Technicians report directly to the Maintenance Director and must demonstrate strong time management, problem-solving, and communication skills.
The Maintenance Department maintains systems, grounds, and buildings to ensure a safe, attractive, comfortable, and clean environment, focusing on high resident satisfaction and well-maintained communities.
Responsibilities
- Assist the maintenance team with tasks such as preparation of units, upkeep of models, snow removal/salting, installing and removing appliances, and general troubleshooting and repairs of minor mechanical, carpentry, and electrical problems.
- Maintain and perform preventative maintenance on HVAC, electric, and plumbing systems.
- Prevent and remove hazards to staff, residents, and guests (e.g., tripping hazards).
- Walk through and prepare units for new residents.
- Take the lead on minor work orders, including general repair tasks, paint touch-ups, lockouts, and other tasks as assigned.
- Work with IT to assist with technical issues.
- Ensure meticulous upkeep of grounds and landscaping.
- Maintain cleanliness of the community, providing janitorial support, including deep cleaning when needed.
- Respond to maintenance requests from residents and staff.
- Participate in the department’s on-call rotation.
- Complete all other duties as assigned by the Maintenance Director.
Regular attendance, punctuality, and dependability are critical, as residents rely on associates every hour of every day. Associates are expected to support team goals, assist coworkers, and contribute to a positive community environment.
Requirements
- Familiarity with HVAC and electrical systems and safe work practices.
- Experience and/or formal training in an applicable trade.
- Working knowledge of tools, common appliances, and devices.
- Solution-oriented with a willingness to complete tasks efficiently.
- Strong time management and organizational skills.
- Basic computer skills.
- Must pass an internal Maintenance Technician exam.

Physical Requirements
- Constant use of manual dexterity, auditory, visual, and gross motor skills, with frequent use of bi-manual dexterity and fine motor skills.
- Ability to follow written and oral instructions and procedures.
- Ability to use senses of smell and taste to recognize and distinguish odors and flavors.
- Frequent exposure to hot water, garbage disposals, and cleaning chemicals.
- Frequent exposure to heat and cold.
- Ability to reach, bend, twist, squat, kneel, push, and pull.
- Ability to lift/carry up to 50 pounds frequently, with occasional lifting of up to 80 pounds.
- Ability to perform repetitive movements, including simple grasping, pushing, pulling, and fine manipulation.
- Frequent standing and walking; ability to stand for long periods.
- Ability to climb and maintain balance.
