About the Role

The Maintenance Technician/Field Service Technician works closely with the Portfolio Manager in the execution of operational priorities of assigned HUB as well as day-to-day management of service requests and resident satisfaction. This is a full-time, in-person position based at our Winder Hub in Winder, GA.

Responsibilities

  • Adhere to property-level expense budgets.
  • Establish and maintain resident satisfaction standards.
  • Hold vendors accountable to established operating standards.
  • Promote and uphold all company policies.
  • Diagnose and perform minor and routine maintenance/repair involving:
    • Electrical and plumbing (including water lines)
    • A/C and heating systems
    • Appliances (when applicable)
    • Water irrigation systems
    • Stairs, gates, fences, patios, railings, and carpentry
    • Tile, carpet, flooring
    • Roofing, gutters, fasteners
    • Interior/exterior lights
    • Fireplaces, ceiling fans
    • Gas fixtures and appliances
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Water heater, gas and electric
    • Door locks, mailboxes, and locks
    • Security systems (where applicable)
    • Ceiling leaks
    • Walls, minor sheetrock repair, painting
    • Pool areas, tile, and pool furniture
  • Prepare vacant units for occupancy by removing trash and other debris, performing maintenance, painting, and cleaning within established timeframes.
  • Maintain property appearance by removing litter, debris, snow, and ice; cleaning grounds, walkways, breezeways, parking lots, curbs, trash receptacle areas, amenities, and other common areas.
  • Paint and maintain fencing, curbs, building exteriors, and common area interiors.
  • Respond within 24 hours to resident requests for maintenance, troubleshoot problems, and take action to resolve concerns.
  • Clean up work area and restore it to its original condition after completing maintenance tasks.
  • Notify residents upon completion of their maintenance requests.
  • Respond within 1 hour to emergency maintenance requests after hours when scheduled for on-call duty.
  • Complete all administrative requirements and forms accurately and in accordance with established property deadlines (e.g., timeclock, turnover cards, on-call logs, site inspection logs, service requests, pool logs, maintenance checklists).
  • Maintain and utilize tools, equipment, and vehicles in a clean, orderly, and safe manner.
  • Follow established procedures for accessing and returning tools and other materials from the maintenance shop.
  • Assist Maintenance Supervisor with inventory and ordering processes when requested.
  • Maintain, secure, organize, and clean the shop as needed.
  • Perform routine maintenance on property equipment, pools, amenities, office equipment, and tools to ensure proper working order.
  • Perform routine lighting inspections and replace or schedule replacement of burnt-out bulbs.
  • Participate in safety inspections and alert supervisor of any safety hazards immediately.
  • Comply with all safety policies, including utilizing required safety equipment (e.g., back belt, safety glasses).
  • Comply with policies and procedures laid out in the property manual kept on-site.
  • Participate in and meet deadlines for all mandatory training programs.
  • May be required to assist at other Quinn Management properties upon request.
  • Possess and maintain personal hand tools; report to work on time as scheduled and in proper uniform.
  • Collaborate with Facilities Manager to routinely introduce new vendors to the vendor network in assigned market to ensure competitive pricing.
  • Assist Facilities Manager in tracking and managing vendor compliance (e.g., insurance, license(s)).
  • Ensure job assignments are effectively distributed across vendors and field service techs to optimize KPIs (e.g., cost, quality, speed, capacity, and resident experience).
  • Perform all other duties as assigned.

Requirements

  • EPA/HVAC certification required.
  • High school graduate or equivalent required; technical school preferred.
  • General knowledge of all aspects of maintenance repair and service, including plumbing, electrical, appliance repair, HVAC, general maintenance, and minor carpentry.
  • Previous maintenance experience required; apartment maintenance experience preferred.
  • Knowledgeable in Microsoft Office products, with general Microsoft Excel skills.
  • Proficient in Yardi property management software or other similar property management software.
  • Able to multi-task with multiple projects and deadlines.
  • Keen eye for construction details and overall physical property attributes.
  • Strong organizational, creative, and communication skills.
  • Ability to work independently with minimal direct supervision.
  • Travel required for site inspections and other team meetings.

Skills

  • Ability to effectively communicate with supervisor, co-workers, and residents.
  • Skills to perform maintenance in electrical, plumbing, appliance repair, carpentry, painting, pool maintenance, carpet repair, roofing, furnace, and air conditioning maintenance and repair.
  • Ability to perform tasks in an orderly and timely manner.
  • Technical skills necessary to perform assigned maintenance duties and knowledge in all areas of property maintenance.
  • Excellent customer service skills.
  • Good interpersonal skills and ability to interact effectively with managers, co-workers, residents, and vendors.
  • Ability to work effectively on a team and contribute to team goals.
  • Knowledge of location of electric, irrigation, and water shut-offs.
  • Ability to multi-task and prioritize.
