Maintenance Technician
Property Management Jobs · Tampa, FL · 3 wk ago
ManagementFull-time
About the role
Wendover Management operates as the property management arm of Wendover Housing Partners, a developer and manager of affordable and workforce housing across the Southeast. The properties they run serve students, families, and seniors, which means the residents depending on responsive, skilled maintenance often have limited options elsewhere. That context matters for understanding what this Maintenance Technician role actually requires day to day.
Responsibilities
- Walk the grounds before most residents are awake, pull trash from common areas and compactors, and note anything that needs attention.
- Begin working through the service request queue with your Service Manager.
- Handle calls ranging from HVAC troubleshooting and plumbing repairs to drywall patches and painting.
- Between service calls, support make‑ready turns on vacant units: clear trash, complete punch list items, and get apartments back to resident‑ready condition.
- Carry on‑call rotation, meaning some emergency responses occur outside regular hours, including weather events, flooding, or other situations that can’t wait until morning.
- Maintain curb appeal and shop organization: perform daily visual inspections of the property exterior and shared spaces, and keep the maintenance shop clean and well‑stocked.
- Work closely with the Service Manager and Community Manager, and occasionally collaborate with leasing staff on community projects or resident‑facing needs.
Requirements
- Hands‑on experience with light carpentry, drywall repair, texture, and painting.
- Comfort troubleshooting HVAC, electrical, plumbing, and mechanical systems (HVAC certification is a plus, not a requirement).
- Proactive approach to safety and property presentation — spotting issues before they become problems.
- Physical readiness for an active role: frequent walking, kneeling, climbing, and lifting up to 50 pounds, often in Tampa’s heat and humidity.
- Valid driver’s license and reliable transportation based on community needs.
- High school diploma or equivalent; prior property maintenance experience strengthens your application.
- Basic computer literacy is helpful, though Wendover is willing to train the right person.
Skills
- Develop breadth of trade skills faster than in single‑trade roles by diagnosing and repairing across mechanical, electrical, carpentry, and plumbing categories each week.
- Gain cross‑trade competency that is required for Service Manager and Maintenance Supervisor roles — a clear career path forward.
- Stand out by communicating clearly with residents and office staff, flagging escalating issues before they become expensive, and taking ownership of the property as if you lived there.
- Embody Wendover’s shared responsibility culture — the combination of craft and accountability that separates a good technician from one who gets promoted.
