Management$23.5–$27/hrFull-time
About the role
It's 7:45 a.m. on a Tuesday and you've already walked three units on the punch list, logged a water heater ticket, and grabbed a radio call about a resident with no A/C. In Austin's summers, that last one doesn't wait. Griffis Residential is hiring a Maintenance Technician at one of their Austin communities. The work spans the full range of residential upkeep: make-readies, service requests, emergency response, preventive maintenance, and community inspections. You'll report to the Service Manager and work alongside the broader site team to keep occupancy healthy and residents satisfied.
Responsibilities
- Perform make-ready work: turn units between residents, handling plumbing, electrical, HVAC, carpentry, and appliance repairs to get apartments move-in ready on schedule.
- Respond to emergency service calls with a 30‑minute target, triaging and acting quickly after hours or on weekends.
- Build and follow preventive maintenance schedules.
- Conduct regular community inspections.
- Document pool and spa chemical logs.
- Assist with grounds upkeep including litter pick‑up and ice removal during rare cold snaps.
- Collaborate with the Service Manager and Community Manager on inventory tracking, understanding parts and supplies relative to financial goals.
Requirements
- At least one year of hands‑on experience in multi‑family housing, hospitality, or a closely related field.
- Working knowledge of HVAC, plumbing, electrical systems, and appliances.
- CPO license and EPA certification (preferred at hire, required within the first six months).
- Physical ability to lift up to 75 pounds and work outdoors across weather conditions.
- Comfortable communicating with residents directly; Spanish fluency is a bonus.
- Basic computer skills and familiarity with maintenance tracking or work order systems.
- High school diploma or equivalent.
Benefits
- 50% rental discount.
- Quarterly bonuses tied to reputation and occupancy.
- 401(k) with up to 4% company match.
- Three weeks of PTO from day one.
- 11 paid holidays.
- Six weeks of paid parental leave for primary caregivers.
- Tuition reimbursement up to $5,250 annually.
Pay
The pay range runs from $23.50 to $27.00 per hour.
