Maintenance Technician

About the Role

This position is responsible for the maintenance of commercial and residential properties, including carpeting, painting, drywall repair, plumbing, building fixtures, electrical work, and preventive maintenance tasks.

Responsibilities

  • Perform carpentry, painting, plumbing, and electrical repairs to ensure facilities are properly and safely maintained.
  • Conduct routine preventive maintenance.
  • Operate heating, ventilation, and air conditioning (HVAC) equipment and related systems.
  • Maintain a clean working environment and follow all safety procedures (monthly safety meetings).
  • Work within expense limits established for the facility and maintain inventory controls for cost-effective operations.
  • Monitor work performed by outside contractors for quality and approve finished products.
  • Coordinate state-required building life safety inspections and tests.
  • Handle special projects as directed by the department or property manager.
  • Use a company-provided cell phone for on-call maintenance.
  • Complete grounds work, including trash pickup, sweeping, and maintaining landscaping.
  • Report any unusual occurrences or property damage to the Department or Property Manager.
  • Complete payroll tasks.
  • Maintain a professional and courteous manner with tenants, vendors, contractors, and employees.
  • Ensure safety standards comply with company, local, city, state, and federal guidelines.
  • Follow established company policies and those outlined in the Employee Handbook.
  • Undertake special projects and other responsibilities as needed based on skill set.

Qualifications

  • High School Diploma or GED.
  • 2+ years of experience with HVAC, plumbing, electrical, and other building systems.
  • Proper phone etiquette and strong customer service skills.
  • Effective communication with team members.

Technical Requirements

  • Ability to use a tablet, smartphone, and computer for texting, email, and payroll.
  • Ability to operate a vehicle safely.
  • Proficiency with maintenance tools and equipment.
  • Knowledge of safe practices for electrical, HVAC, and plumbing systems.

Physical Requirements

  • Ability to perform repetitive tasks while standing for extended periods.
  • Ability to use ladders, crouch, and work overhead.
  • Ability to lift up to 50 lbs.

Background Check Requirements

  • Must pass a criminal background check.
  • Must have a clean driving record.

Schedule
