Schedules, Monitors, and/or Performs Preventative Maintenance

Schedules, monitors, and/or performs preventative maintenance.

Diagnoses Problems and Repairs

• Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, and appliances.

Ensures Work Order Requests

• Ensures that work order requests are responded to promptly and professionally.

Ensures Spaces Have Been Turned-In

• Ensures spaces have been turned-in in a timely and efficient manner, as well as determines if work has been completed properly.

Provides Customer Service

• Provides excellent customer service to prospective and current tenants.

On-Call Pager Service

• Provides on-call pager service when scheduled and performs emergency maintenance work when required.

Inspects Buildings and Grounds

• Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.

Aids Supervisor

• Aids supervisor with scheduling and communicating with vendors and contractors.
• Aids supervisor with obtaining bids from outside contractors, as well as overseeing contractor work for completeness.

Purchases Maintenance Supplies

• Purchases maintenance supplies for the property while staying within the planned budget.

Submits Property Invoices

• Prepares and submits property invoices in accordance with established guidelines.

Communicates with Supervisor

• Communicates with supervisor regarding the overall maintenance function of the property.

Participates in Training

• Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.

Complies with Standards and Regulations

• Complies with all Company National Standards, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws.

May Involve AI Tools

This role may involve the use of artificial intelligence (AI) tools to support research, analysis, content development, design, reporting, or operational efficiency. About the Role

The Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain production and facility equipment according to safety, predictive, and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.
