What You’ll Be Doing
Morgan Properties is hiring a full-time Maintenance Technician for a 288-unit apartment community located in Marlton, NJ. This role supports day-to-day maintenance operations, with a strong focus on HVAC, plumbing, and high-volume service requests. Responsibilities
- Troubleshoot and repair service issues, including HVAC (split systems), plumbing, appliances, carpentry, and electrical
- Complete a high volume of daily service requests in a fast-paced environment
- Focus on plumbing, HVAC, and appliance repairs across occupied apartment homes
- Perform apartment turns and make-readies to prepare units for new residents
- Maintain interior and exterior areas in accordance with company standards and safety requirements
- Assist with grounds and seasonal responsibilities, including snow removal
- Respond promptly and efficiently to maintenance requests and on-call needs
- Communicate clearly and professionally with residents and office staff regarding repairs and updates
Compensation & Incentives
- Base Pay: $20.00 – $23.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Schedule
- Monday – Friday: 8:00 AM – 4:30 PM
- Paid rotating on-call participation required (approximately every 4 weeks)
- Must be available for after-hours emergency maintenance
- Schedule subject to change based on business needs
Requirements
- 2–3 years of maintenance or related trades experience (multifamily or residential preferred)
- Strong hands-on experience with HVAC systems, plumbing repairs, and general maintenance
- EPA certification required
- Experience troubleshooting appliances and completing service requests independently
- Comfortable using a smartphone or computer system to manage work orders
- Valid driver’s license and reliable personal vehicle
- Ability to respond to on-call emergencies within a reasonable commute
