Maintenance Technician
About the role
As a Maintenance Technician with Landings Management, LLC, you’ll keep our apartment communities in Groton and New London, CT running at their best alongside a solid team of techs and a supervisor who supports you. This hands-on, trade-heavy role involves apartment turns, work orders, preventative maintenance, and a variety of tasks that keep you sharp across multiple trades.
Responsibilities
- Perform apartment turnover work in vacant units — paint, clean, and handle maintenance punch items
- Complete work orders promptly and correctly, typically within 24 hours
- Diagnose and repair issues across electrical, plumbing, appliances, and HVAC systems
- Execute preventative maintenance on building systems including plumbing, heating, cooling, and mechanical equipment
- Maintain curb appeal daily — trash removal, sprinkler inspections, and weed control
- Respond to emergency maintenance calls on a rotating basis (evenings, weekends, and holidays)
- Assist with snow removal operations as needed
- Support the moving of supplies, parts, appliances, tools, and HVAC equipment
- Assist with pool maintenance and associated equipment, if applicable
- Keep dumpster areas and common spaces clean and presentable
- Maintain clubhouse and office spaces, if applicable
- Keep ready vacant units in proper working condition
- Flag any known or potential liability risks to your supervisor
- Adhere to all Landings Real Estate Group policies and applicable regulations including Fair Housing, ADA, and OSHA
- Support budget controls by eliminating waste and using resources responsibly
Requirements
- 2+ years of experience in multi-family maintenance, construction, or a trade (plumbing, HVAC, electrical, carpentry, etc.)
- Knowledge of general carpentry, repair, and building systems
- Comfortable using hand tools and power tools
- Positive attitude, organized, and energetic
- Strong customer service orientation and solid interpersonal skills
- Ability to read and follow instructions and communicate effectively, both verbally and in writing
- Valid driver’s license and reliable transportation
- High school diploma or equivalent required; trade schooling a plus
Physical Demands
This role requires regular standing, walking, lifting (up to 50 lbs), climbing, crouching, and working in all weather conditions.
