About the role
The Maintenance Technician works directly with the Maintenance Supervisor to ensure the property operates efficiently and all maintenance requests are completed in a timely manner. This position oversees all plumbing, electrical, HVAC, appliance, carpentry, and painting requirements of the property and includes on-call responsibilities for after-hours and weekend emergencies.
Responsibilities
- Respond to service requests in a friendly and professional manner, ensuring all assigned requests are completed successfully and promptly
- Prepare vacant units for occupancy by completing tasks such as painting, carpentry, general repairs, and other activities as needed
- Work at a fast pace without impacting quality, allowing time for other maintenance personnel to complete their functions in the make-ready process
- Repair holes in walls, caulk cracks around windows and doors, repair falling ceiling texture, patch cracks in ceilings, and fix and texture wall and ceiling patches
- Maintain accuracy of the work order system, logging all actions and supplies needed to complete each request
- Develop a rapport with residents by providing superior customer service
- Perform other duties as assigned or necessary
- Participate in rotating on-call responsibility for emergencies during off-hours (nights and weekends)
- Conduct all business in accordance with company policies and procedures, state, and federal laws (OSHA, ADA, Fair Housing)
Requirements
- 1-3 years of experience in residential, commercial, or mechanical maintenance
- Ability to identify and troubleshoot issues relating to electrical, plumbing, HVAC, and appliances
- Physical ability to exert 25 to 50 pounds of force frequently and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions
- Excellent time management skills and ability to adapt to shifting priorities and timelines
- Valid U.S. driver's license
