Responsibilities
As a valued team member at Atria, you will work in a supportive environment that provides advancement opportunities and promotes a healthy work-life balance. Your primary responsibilities include:
- Preparing move-in-ready apartments, including painting, carpet cleaning, repairs, and housekeeping
- Managing all maintenance needs to ensure the physical condition of the community meets or exceeds standards
- Performing various preventative maintenance tasks and completing necessary data collection
- Handling customer service requests through the Company work order system
- Conducting daily community inspections and maintaining grounds and common areas
- Carrying out various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, and more
- Maintaining and overseeing the upkeep of all mechanical equipment in the community
- Partnering with contractors/subcontractors as needed
- Organizing maintenance storage and mechanical rooms
- Ensuring proper use and care of all tools, equipment, and vehicles
- Maintaining compliance with all relevant laws
Requirements
- High School Diploma or General Education Degree (GED)
- Two (2) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
- Three (3) years of multi-family property management or other building maintenance experience preferred
- Ability to perform basic arithmetic skills, including measurement for calculations, estimating, and determining averages
- Demonstrated ability to use independent judgment and discretion to make decisions
- Demonstrated experience in safe handling and use of tools normally used in construction, maintenance, and landscaping
- Basic computer skills and ability to operate standard office equipment
- Ability to transport up to 50 pounds variable distances and access/operate in confined spaces or heights exceeding 8-9 feet
- Familiarity with all types of surfaces and respective cleaners
- Experience in carpet cleaning and upholstery cleaning
- Understanding of Lock Out/Tag Out procedures
- Driving responsibilities (may use Company provided vehicle and/or personal vehicle)
- Valid driver’s license and compliance with Company motor vehicle policy standards
Qualifications
