Responsibilities
As a valued team member at Atria, you will work in a supportive environment that provides advancement opportunities and promotes a healthy work-life balance. Your duties may include:
- Preparing move-in-ready apartments, which may involve painting, carpet cleaning, general repairs, and housekeeping
- Managing all maintenance needs of the community to ensure it meets or exceeds the company's standards
- Performing various preventative maintenance functions and submitting necessary data
- Completing daily community inspections, ensuring grounds and common areas are free of trash and debris
- Handling various maintenance tasks such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filter changes, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
- Maintaining and overseeing the upkeep of all mechanical equipment in the community, including fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
- Partnering with contractors/subcontractors as needed to meet the community's needs
- Organizing maintenance storage and mechanical rooms
- Maintaining proper use and care of all tools, equipment, and vehicles
- Maintaining compliance with all federal, state, and provincial laws
- Driving company vehicle (if required by community)
- Assisting as a manager on duty as needed
Requirements
- High School Diploma or General Education Degree (GED)
- Two (2) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
- Three (3) years of multi-family property management or other building maintenance experience preferred
Qualifications
- Ability to perform basic arithmetic skills, including measurement, for basic calculations, estimating, and determining averages
- Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve the Company’s goals
- Demonstrated experience in safe handling and use of tools normally used in construction, maintenance, and landscaping, including but not limited to circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers, etc.
- Basic computer skills and ability to operate standard office equipment
- Ability to transport up to 50 pounds variable distances and to access and work in confined spaces or heights in excess of 8-9 feet
- Familiarity with all types of surfaces and respective cleaners
- Experience in carpet cleaning and upholstery cleaning
- Understanding of Lock Out/Tag Out procedures
