A Day in the Life
As a Highwoods Maintenance Technician, you will be part of a team dedicated to providing exceptional service to customers in a 520,000 sq. ft. Class A office building in Downtown Nashville. Your responsibilities include maintaining building and utility systems, addressing customer concerns, and fostering a sense of community through strategic partnerships.
Responsibilities
- Overall maintenance of building, utility systems, and equipment
- Proactive resolution of customer concerns and inquiries
- Coordination of daily maintenance activities with outside vendors and contractors
- Review and approval of work orders for labor hours and turnaround time
- Perform general repairs, installations, and maintenance on building equipment
- Install and repair plumbing fixtures, refrigeration equipment, alarm and fire protection systems, and piping
- Monitor water chemical treatment programs and perform routine building inspections
- Assist contractors with life safety alarm systems and fire protection system shutdowns and testing
- Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
- Achieve accurate and timely record keeping and reporting
- Assist in snow and ice removal
Job Requirements
- Training/certification/license in plumbing, mechanical, construction, building life safety systems, roofing, or equivalent on-the-job training
- Experience in industrial or commercial maintenance
- Current Tennessee driver's license
- Comfortable working on roofs and climbing ladders
- Ability to bend, stoop, crawl, and climb ladders
Education and Experience
- A high school diploma or GED required
- Minimum of 2 years of education from a state, county, or local governmental agency, approved/sanctioned technical institution, college, or university in relevant fields
- Minimum of 18 consecutive months of on-the-job training in relevant fields
- 2-6 years of general maintenance experience in industrial or commercial settings
Physical Demands
- Regularly required to talk and hear
- Active job requiring standing, walking, balancing, bending, kneeling, stooping, crouching, crawling, and climbing
- Must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head
- Occasionally lift, push, or pull up to 50 pounds
- Specific visual acuity required for close, distance, color, and peripheral vision, and depth perception
- Ability to read, understand, and communicate information and ideas clearly in writing and orally
