Essential Function of the Position
Provide a quality maintenance program at the least expense; this includes monitoring all of the property maintenance related functions and training and supervision of all and any maintenance staff.
Responsibilities
- Maintain an inventory control of all maintenance supplies and parts includingappliances, equipment, furniture and blinds.
- Ensure maintenance costs are within community budget.
- Purchase own tools and transportation.
- Categorize and prioritize service requests.
- Handle maintenance requests within 24 hours and inform Property Manager of delays.
- Maintain an orderly and protective system for all keys, garage door openers and master keys.
- Respond to after hour maintenance emergencies.
- Inspect move-outs to determine damages and work needed by contractors.
- Make recommendations to Property Manager regarding major capital improvements and outside contractual work.
- Prepare and restore apartments after move-out to make-ready condition.
- Perform daily monitoring of grounds and common areas including laundry area, clubhouse, dumpsters and exterior building hallways.
- Prepare and maintain a log of preventative maintenance program (changing filters, checking smoke detectors, cleaning A/C coils, etc.).
- Clean the pool, deck and pool furniture.
- Maintain chemicals in pool.
- Interior and exterior painting.
- Removal of trash in vacant units.
- Landscaping duties including mowing, trimming, watering, planting of flowers and mulching.
- Snow removal of sidewalks and walkways.
- Aid Property Manager in obtaining bids for contract work.
- Schedule all contractual work to be done.
Qualifications
- At least 1 year experience in on-site property maintenance.
- Available for a 40-hour work week and weekend emergencies.
- Knowledgeable and skilled in the safe use and maintenance of various tools and equipment.
Physical Requirements
- Constant need to stand and walk.
- Frequent need to bend, stoop, squat, kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/twist, handle tools and equipment, perform routine maintenance/repairs.
- Constant need to lift/carry items weighing up to 150 lbs.
- Constant need to see small details when performing routine maintenance duties.
- Frequent need to see things clearly beyond arm’s reach (inspecting property and job being done).
- Constant need to communicate with staff and assistants, vendors and residents.
Reasoning Development
- Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
- Must effectively convey ideas, images and goals to diverse group of personalities.
