About the role
The Service Technician position is part of the Maintenance Department and reports directly to the Community Director and Service Director. This role is non-exempt and plays a crucial part in ensuring the cleanliness, appearance, safety, and functionality of the property.
Essential Duties and Responsibilities
- Completes assigned work orders and routine upkeep within 24 to 48 hours.
- Prepares vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Accesses and obtains materials, supplies, equipment, tools, and other items from the maintenance shop, tracking inventory, and notifying supervisors about re-ordering needs.
- Documents and completes paperwork accurately and in a timely manner.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting.
- Supports cost-cutting initiatives by fixing parts instead of replacing them, using materials efficiently, and correctly using tools and equipment.
- Periodically inspects work performed by contractors, vendors, and service providers to ensure quality, scope, and specifications are met.
- Complies with safety policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Treats residents and others with respect, interfaces with residents and service team, answers questions, responds to complaints, and completes work orders efficiently and promptly.
- Conducts routine and periodic property inspections to identify safety and risk management concerns and communicate physical needs to management.
Qualifications
- High school diploma or GED preferred.
- Demonstrated ability to read, write, and communicate effectively.
- Basic math skills for adding, subtracting, multiplying, and dividing.
- Logical thinking and problem-solving skills.
- Proficiency in internet, word processing, spreadsheet, and database management software.
- EPA certifications Type I and II or Universal for refrigerant recycling, and relevant state and local licenses.
- Current valid driver’s license.
- Ability to work flexible hours, including evenings, weekends, and holidays.
- Physical ability to push, pull, lift, carry, or maneuver up to 150 pounds with assistance.
