Maintenance Technician

Responsibilities

• Troubleshoot work orders daily for residents, prioritizing service requests and ensuring timely completion
• Prepare vacant units for new residents, ensuring they meet company standards and checklist
• Maintain exterior grounds and conduct seasonal duties such as cleanup or pool maintenance
• Conduct walk-throughs of the entire property to ensure everything is in working order; if not, take appropriate steps for documentation and correction
• Prepare for inspections under the direction of the Maintenance Engineer or Property Manager
• Schedule outside contractors for projects, if necessary, under the direction of the Maintenance Engineer or Property Manager
• Clean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning, etc.) as needed
• Schedule and execute annual inspections needed on the property, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or state
• Attend staff meetings and complete virtual trainings as required or requested
• Other responsibilities as assigned by the Maintenance Supervisor or Property Manager

Requirements

• At least 1 year of residential Maintenance experience
• High School diploma or equivalent
• Ability to read and write English, follow verbal instructions, and use simple math
• HVAC experience required; HVAC certification is a plus
• Experience with Microsoft Office products
• Excellent time management and problem-solving skills
• Strong personal skills to interact with tenants
• Safety-conscious, as there is exposure to moving mechanical parts, fumes/airborne particles, and risk of electrical shock
• Physical demands: Walking, standing, sitting, crouching, crawling, and climbing are necessary throughout the day; may be exposed to various weather conditions when working on the exterior of the property; may need to lift weights up to 100 pounds
