Maintenance Technician
- for any list of duties/requirements/benefits, and
for prose. We must not repeat job title as heading. No Job ID. We must not create Pay/Schedule/Benefits sections unless posting actually states them. Pay is present: Compensation: $21-$23 per hour etc. So we include Pay section. Benefits: "What We Offer" includes list of benefits. So Benefits section. Schedule: not mentioned, so omit. We need sections: About the role (Job Overview), Responsibilities (Your Responsibilities + Additional Duties maybe combined), Qualifications (Skills And Qualifications + Education And Experience + Physical Requirements), Benefits (What We Offer), Pay (Compensation). Possibly also "Skills" separate? But we can combine into Qualifications. We must not create sections with filler like "commensurate with experience" etc. In Pay section we have specifics: $21-$23 per hour, plus note about commensurate etc. We should include that prose but not as a list. The instruction: never emit a heading followed by filler/placeholder text (e.g., "commensurate with experience", "not specified", "N/A", "varies", "TBD") . So we cannot have a Pay section that only contains that phrase; but we have actual range plus that phrase. It's okay to include the phrase as part of prose; not a heading with only filler. So we can include the whole compensation paragraph. Similarly Benefits: list actual benefits. Now format. We need to output only HTML fragment, no /, no markdown fences. Let's craft:

Check for any duplicated content: We have repeated ability to communicate etc in both Responsibilities and Qualifications; that's okay as it's in posting. Could we deduplicate? The instruction: Preserve ALL substantive information; do NOT invent or summarize away detail. Duplicated lines are present in posting; we should keep them? It says remove duplicated lines. Actually earlier: "Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions." So we should remove duplicated lines. The duplicated lines are the ability to communicate etc appears in Responsibilities and also in Skills And Qualifications. We should keep only one instance? Probably remove duplicate. Let's keep it in Qualifications maybe, and remove from Responsibilities. However Responsibilities list includes many items; we could keep that line only once. Let's decide to keep it under Qualifications and remove from Responsibilities to avoid duplication. Thus adjust Responsibilities list removing that line. Also note that "Ability to communicate with homeowners and vendors..." appears also in Qualifications list; we keep there. Now ensure no other duplicates: The Additional Duties list is essentially same as Responsibilities; we removed duplicate lines but we might still have some overlapping items. The Additional Duties repeats many of the same bullet points; we should deduplicate across the whole responsibilities section. Let's consolidate responsibilities into a unique set. Let's list all unique responsibilities from the text: - Ability to communicate with homeowners and vendors, follow oral and written directions, keep accurate records, fill out logs and journals, and perform basic administrative operational functions. (we'll keep in Qualifications) - Maintain common grounds including mowing, weeding, raking, blowing and debris removal. - Operate landscaping equipment such as mowers, blowers, and weed‑eaters. - Assist with landscaping work including planting, aeration, and minor irrigation repairs. - Support property upkeep through painting, minor exterior repairs, and general projects. - Perform seasonal duties including snow removal and ice control. - Maintain cleanliness and safety of roads, walkways, and common areas. - Clean and organize maintenance and storage areas. - Monitor property for trash, sand, and pet waste and restock supplies as needed. - Respond to service requests in a timely manner and with a professional attitude. - Perform on‑call emergency procedures as required. - Report and repair maintenance issues in the community and report needs to the manager. - Perform preventative maintenance and record such activities. - At direction of maintenance supervisor, be responsible for common area groundskeeping (raking pine needles and other tree/lawn debris, pulling weeds, using a manual lawn mower or weed‑eater, blower, and other lawn maintenance tools as directed). - May assist with planting, aerating, thatching, and minor irrigation repairs as directed by maintenance supervisor. - Grounds crew members may assist with repainting parking stripes and unit numbers in parking lots, repainting common area railings and posts, and other various common area projects as assigned by the manager or maintenance supervisor; may also assist with minor exterior building maintenance (patching bird holes in siding, replacing shingles or boards on siding or front porches, steps or decks, etc.). - Some duties will be more seasonal in nature, such as snow removal in the winter (plowing main road and parking lots using property truck and plow, John Deere UTV with attachment and snow blowers; snow blowing and shoveling common area and unit walkways and steps; applying ice melt as needed). - From spring to fall (normally May – October, weather permitting), the grounds crew will clean off the tennis courts weekly (sometimes more) using a blower, clean out the parking garage regularly (blowing/washing), clean out/organize the maintenance shed and maintenance cage areas, pump house and other storage areas, sweep sand off of walkways leading to the pier and beach area, monitor for dog waste and ensure doggy stations are stocked with bags, and clean the beach weekly at direction of maintenance supervisor.
