Maintenance Technician
Job Overview
FirstService Residential offers various growth opportunities for maintenance professionals. Positions are available for technicians specializing in contract work, installation, landscaping, and general repairs, including comprehensive benefits.
Responsibilities
- Perform plumbing, electrical, mechanical, light construction, painting, fountain maintenance, pool repairs, and general maintenance for 160+ non-apartment properties.
- Complete daily work orders and required forms.
- Replace and repair items such as carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs.
- Paint common areas and touch up as required.
- Inspect areas needing paint and advise the manager.
- Perform casual labor, such as lifting/moving heavy items as directed by supervisors and following safety procedures.
- Inspect assigned areas daily and report maintenance discrepancies or deficiencies to the supervisor.
- Maintain assigned equipment in good working condition.
- Perform janitorial duties including cleaning restrooms, assigned areas, and emptying/trash removal.
- Manage inventory of parts and supplies needed for immediate repairs.
- Purchase maintenance supplies and materials in a cost-efficient manner.
- Manage vendors and contractors.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks, and other related duties as assigned.

- Conduct business with the highest standards of personal, professional, and ethical conduct.
- Assist with operations as required to maintain workflow and meet schedules.
- Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- Participate in meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain knowledge of new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
Education, Experience, And Requirements
- A high school diploma or equivalency preferred and two years general experience in building trades, repair, and maintenance work; or equivalent combination of education and experience.
- Computer skills: Knowledge of Excel, Word, and QuickBooks.
- Knowledge of iPhone and applications.
- Knowledge, skills, and proficiencies: Electrical and lighting troubleshooting and repair/replacement; plumbing diagnostics and repair/replacement; swimming pool experience not required but will be taught; drywall repair/replacement, taping, and finishing; painting; general property cleanliness; recognize additional work needed when onsite.
Physical Requirements And Work Environment
- Ability to lift 50-100 lbs following appropriate safety procedures.
- Ability to work in an upright standing position for long periods of time.
- Ability to work in different environment working conditions (e.g., heat, cold, wind, rain).
- Ability to walk and climb stairs.
- Ability to quickly and easily navigate the property/building as required to meet the job functions.
- Ability to perform various motions with the wrists, hands, and fingers.
- Ability to complete all required forms and work orders.
- Ability to work extended/flexible hours and weekends based on project requirements.
- Ability to drive each day.
- Ability to respond to emergencies in a timely manner and ability to be on call on a rotating basis.
- Possess a valid driver's license as determined upon review of the motor vehicle driving report or record in accordance with applicable law.
- Ability to work independently; capable of taking ownership of assigned tasks and anticipating work requirements.
- Team player with collaborative attitude.
- Ability to manage vendors and contractors.
- Ability to follow all policies and Standard Operating Procedures as instructed by Management.
- Ability to perform any range of special projects, tasks, and other related duties as assigned.
