Maintenance Technician
FLSA Classification: Non-Exempt | Hours: Full Time (30 hours per week) | Location: 4th and Race Streets, Philadelphia | Salary: $19.00 an hour, paid bi-weekly

Depaul USA supports homeless and marginalized people, providing those experiencing homelessness with purpose and hope for a positive future. Our vision is that everyone has a place to call home and a stake in their community. The Old First House project provides permanent supportive housing with a housing-first model for 34 single adults. Services are recovery-oriented, trauma-informed, and participant-centered. The program operates 24/7 and provides accommodation and support to adults with disabilities.
The Maintenance Technician is responsible for preventive and corrective maintenance at the facility, including office spaces, rental units, and landscaping. This role requires responding to service requests, troubleshooting issues, and performing necessary maintenance to ensure optimal property functionality. The Maintenance Technician also handles the general upkeep of the interior and exterior of residential facilities and units, as well as overseeing the turnover of rental units.
Responsibilities
- Promote positive, proactive resident interactions that provide a high-quality experience.
- Complete assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Perform plumbing repairs, including the repair or replacement of toilets, sinks, P-traps, faucets, shower diverters, and leak repairs.
- Conduct routine and preventative maintenance of water heaters and HVAC systems.
- Complete the “make-ready” process to prepare vacant units for leasing and new move-ins by:
- Completing the pre-move-out inspection.
- Creating a “punch” list of maintenance work needed.
- Scheduling vendors and contractors as needed.
- Obtaining needed supplies and materials.
- Completing all maintenance tasks.
- Inspecting completed work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the Associate Director about reordering needs.
- Complete documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Maintain grounds and common areas by removing trash, picking up litter, pressure washing, managing snow removal, and performing general cleaning.
- Support cost-cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and practicing correct use of tools and equipment.
- Comply with Depaul USA’s safety and risk-management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety-related laws, and reporting accidents and incidents promptly and accurately.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
- Schedule and perform daily, weekly, monthly, seasonal, and annual preventative maintenance tasks while responding to timely requests and emergencies.
- Work closely with the Associate Director, Case Managers, and Residential Aides to ensure participant needs are met.
- Conduct tours of the building for prospective tenants, visitors, and volunteers.
- Build good working relationships with other projects and agencies.
- Stay informed of current local and national events, trends, and issues that impact Depaul USA’s work with the homeless.
- Participate in internal/external meetings as required and attend training events, conferences, and other functions as necessary.
- Participate in regular supervision and annual appraisals, and help identify job-related development and training needs.
- Ensure adherence to all Depaul USA policies and procedures, particularly those relating to Health and Safety, Safeguarding, Code of Practice, and Confidentiality.
Requirements
- An associate's degree from a technical college or certification as an Apartment Maintenance Technician is preferred.
- A high school diploma or equivalent with a minimum of six years of relevant experience is required.
- Required knowledge of:
- Troubleshooting, maintenance, and repair.
- Electrical and mechanical systems, HVAC, plumbing, and locksmithing.
- Building and residential safety codes and regulations.
- Carpentry skills required, including drywall and repairing cabinets, doors, etc.
- Painting skills required, along with the ability to install and replace vinyl plank flooring.
- Skilled in the use of power tools.
- Excellent communication skills in English, both written and verbal; multilingual abilities are a plus.
- Ability to work on-call for after-hours emergencies, including weekends, holidays, and evenings as needed.
Physical Demands
- Tasks may require lifting and carrying items weighing up to 75 pounds.
- Physical effort includes frequent walking, stooping, bending, reaching, standing, crawling, climbing, kneeling, and sitting for long periods of time.
- At times, may be required to use respiratory filtration and personal protection devices.
- Exposure to cleaning agents and chemicals.
Schedule
Primarily in-person from Old First House in Philadelphia. Primarily Monday–Friday, 9 AM–5 PM, but the schedule may need to be altered. Employees in this position may be required to work off-shift hours and/or rotating standby service to address operational needs and emergencies as required.
