This position contributes to the success of the community by maintaining amenities and apartment home interiors, including preparing apartment homes for new residents and maintaining occupied apartments. The role requires experience with painting, plumbing, electrical, appliance repair, and carpentry, as well as knowledge of landscaping and irrigation repairs. Candidates must address residents' customer service needs through clear communication and work independently with a solutions-oriented mindset.

A Certified Pool Operator (CPO) certification may be required for pool servicing. EPA certification (Universal or Type I and II) is mandatory and must be provided at hire or obtained within six months through company-provided training.

Responsibilities

• Provide exceptional customer service to residents, ensuring high satisfaction and retention.
• Respond to service requests and perform routine maintenance and repairs in apartment homes and community facilities based on work orders, schedules, and supervisor direction.
• Diagnose issues, determine required materials, and complete repairs, including basic plumbing, electrical, appliances, carpentry, and general building maintenance.
• Complete apartment unit turns (make-readies) by inspecting vacated apartments, addressing punch lists, performing repairs, painting, cleaning, and preparing units for new residents.
• Perform preventive maintenance and scheduled inspections, including HVAC maintenance, smoke detector checks, appliance reviews, and identifying maintenance issues.
• Maintain community grounds, buildings, and common areas by addressing maintenance issues, removing trash and debris, cleaning breezeways and stairways, pressure washing, painting exterior surfaces, and ensuring overall cleanliness.
• Notify supervisor when materials and supplies need replenishing.
• Support upkeep of property amenities and exterior features, including irrigation checks and repairs, painting, signage maintenance, recreation area cleaning, and reporting damage to supervisors.
• If the community has a pool, clean and treat it with prescribed chemicals to ensure compliance with standards.
• Assist with maintenance operations and resident support, including moving appliances, making keys, and responding to reported issues promptly.
• Adhere to maintenance processes by tracking and closing service requests, performing inspections using software, reporting hazards, and maintaining tools and supplies.
• Participate in on-call duty for evenings and weekends as required.

Requirements

• High School Diploma or GED equivalent.
• Basic mechanical knowledge.
• Certified Pool Operator (CPO) certification may be required for pool servicing.
• EPA certification (Universal or Type I and II) required at hire or within six months via company-provided training.
• Ability to speak, read, and write English for safety and productivity.
• Over one year of experience preferred to be familiar with required techniques, equipment, and work routines.
