About the Role
The Maintenance Technician maintains the property by creating comfortable and productive environments, performing ongoing facility maintenance, and completing necessary repairs.
Responsibilities
- Maintain day-to-day operations and physical assets under the direction of the Maintenance Supervisor, Facilities Manager, and/or General Manager.
- Monitor and maintain HVAC systems with basic repair and planned maintenance.
- Complete all work orders assigned through CMMS (Building Engines/Net Facilities), including interior/exterior painting, minor carpentry, plumbing, electrical, lighting, floor repair, pothole repair, snow and ice removal, and other repairs/inspections.
- Provide support for property activities, including set-up and take-down for special events.
- Maintain up-to-date records on maintenance programs, work projects, and general activities.
- Ensure a safe, clean, and unobstructed work environment for tenants, customers, and vendors.
- Embrace and promote the SEE Centennial program (Sustainability, Energy Efficiency, and Environmental strategies).
- Assist in achieving property goals and annual budget requirements.
- Create a personal action plan with your supervisor to increase technical skills, communications, or certifications.
- Perform weekly, monthly, quarterly, and/or annual responsibilities as directed, including:
- Operation, maintenance, and minor repair of backup/life safety generators, fuel oil systems, pumps, valves, and controls.
- Minor plumbing, roofing, furniture, HVAC, and lighting repairs to maintain building systems.
- Asset tracking and recording equipment lifespan during Preventative Maintenance Checks (PMs).
- Assist with testing emergency systems (e.g., fire alarms, chemical spills, hazardous conditions).
- Maintain operator’s licenses for maintenance equipment (scissor/boom lifts, forklift, golf cart).
- Ensure safe facility operations in compliance with government and regulatory requirements.
- Other duties as assigned.
Requirements
- High School diploma required; vocational degree and/or certification in HVAC, construction trades, or building maintenance desired.
- Minimum of 1-3 years’ experience as a Maintenance Technician or equivalent.
- Excellent communication skills and ability to handle multiple tasks.
- Proficiency in MS Office (Outlook, Word, Excel).
- Experience with Computerized Maintenance Management Software (CMMS).
- Ability and willingness to work varying schedules, including nights, weekends, and public holidays.
Physical Demands
- Occasionally lift and/or move up to 50 pounds.
- Regularly required to stand, walk, use hands, reach with hands and arms, talk, and hear.
- Occasionally required to climb, balance, stoop, kneel, crouch, or crawl.
- Visual acuity required to operate motor vehicles/heavy equipment and perform tasks like data analysis, transcribing, and computer work.
- Work indoors and outdoors in varying conditions.
- Always wear required Personal Protective Equipment (PPE).
Schedule
This is a 100% in-office role requiring standard business hours. Remote work or telecommuting is not an option.
