Maintenance Technician

Essential Duties and Responsibilities

• Complete a variety of routine, emergency, and preventive maintenance for assigned apartment communities in alignment with the company policies and procedures.
• Maintaining the interior of apartments, common areas, building exterior, and property grounds.
• Tasks include (but are not limited to): Grounds Maintenance, Plumbing, Electrical, HVAC, Carpentry, Painting, Flooring, and Cleaning.
• Contact contractors as directed by Maintenance Director, Lead Maintenance Technician & Community Manager to request specific bids for work or performance of work needed at the property.
• Scheduling and coordinating work as needed.
• Ordering Supplies and maintaining inventory of supplies, equipment, and appliances as directed by the Maintenance Director.
• Following all budgetary guidelines within property compliance, assuring all capital assessments are completed and pre-planning for the new fiscal year.
• Perform regular apartment inspections with Maintenance Director, Lead Maintenance Technician, and Community Manager.
• Assure property is ready for regulatory agency inspections.
• Participate in occasional evictions as needed.

Qualifications

• High school diploma or equivalent.
• Previous maintenance-related experience - minimum of two years' work experience.
• Experience working in a rental community is preferred.
• Must hold a valid state of Colorado driver’s license, insurance, and have reliable transportation.
