Essential Duties and Responsibilities
- Complete a variety of routine, emergency, and preventive maintenance for assigned apartment communities in alignment with the company policies and procedures.
- Maintaining the interior of apartments, common areas, building exterior, and property grounds.
- Tasks include (but are not limited to): Grounds Maintenance, Plumbing, Electrical, HVAC, Carpentry, Painting, Flooring, and Cleaning.
- Contact contractors as directed by Maintenance Director, Lead Maintenance Technician & Community Manager to request specific bids for work or performance of work needed at the property.
- Scheduling and coordinating work as needed.
- Ordering Supplies and maintaining inventory of supplies, equipment, and appliances as directed by the Maintenance Director.
- Following all budgetary guidelines within property compliance, assuring all capital assessments are completed and pre-planning for the new fiscal year.
- Perform regular apartment inspections with Maintenance Director, Lead Maintenance Technician, and Community Manager.
- Assure property is ready for regulatory agency inspections.
- Participate in occasional evictions as needed.
Qualifications
- High school diploma or equivalent.
- Previous maintenance-related experience - minimum of two years' work experience.
- Experience working in a rental community is preferred.
- Must hold a valid state of Colorado driver’s license, insurance, and have reliable transportation.
