Maintenance Technician

About the role
Responsible for the daily operation, maintenance, preventative maintenance, and repairs to Bedrock’s entire Cleveland portfolio of commercial and residential properties. The role focuses on tenant satisfaction, common area appearances, optimum equipment efficiency, and exterior grounds upkeep. Requires working knowledge of building mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure proper operations and respond to unusual conditions. Basic experience in carpentry, plumbing, drywall, and painting is needed.
Responsibilities
- Repairs, maintains, and replaces a variety of equipment
- Conducts periodic general preventative maintenance on mechanical, electrical, HVAC, and plumbing systems, including lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing of equipment (e.g., air handling units, re-circulating air systems, water pumping systems, cooling and plumbing systems, steam systems)
- Performs manual snow removal and salting in all weather conditions
- Handles exterior grounds upkeep, sidewalk cleaning/sweeping, window washing, etc.
- Inspects buildings, grounds, and equipment for unsafe or malfunctioning conditions
- Responds quickly to emergency situations
- Performs all assigned work to ensure tenant safety and continuous site operation
- Prioritizes service calls and follows up upon completion
- Coordinates contractor, tenant, and management approvals for work orders requiring outside contractors
- Orders parts and supplies as required; maintains stock and inventory control
Requirements
- 1 year of experience in commercial or residential building maintenance (preferred)
- High school diploma or equivalent
- Valid Ohio Driver’s License and acceptable driving record
- Experience with plumbing, electrical, and carpentry repairs
- Experience repairing and maintaining commercial HVAC units (preferred)
- Effective communication skills
- Ability to work under minimal supervision
- Ability to prioritize emergency calls
- Strong problem-solving and organizational skills to gather information from multiple sources for developing alternative repair and maintenance solutions
Physical Requirements
- Ability to maintain balance and mobility, including climbing ladders and working on narrow or uneven surfaces
- Ability to bend, stoop, kneel, crouch, crawl, and reach in multiple directions
- Ability to stand and walk for extended periods and move between work locations
- Ability to push, pull, lift, and carry materials; heavy work may involve exerting up to 100 lbs occasionally, 50 lbs frequently, and 20 lbs constantly
- Ability to grasp and handle tools, materials, and equipment

Schedule
- Monday through Friday, 9:00 AM to 5:30 PM
- Rotational on-call schedule for urgent building or system-related issues during off-shift hours
Pay
$22 to $23/hour. Eligible for an annual bonus.
