Maintenance Technician

About the role

At Elwood, we're seeking a skilled and experienced Maintenance Technician to join our dynamic team. This position involves addressing a variety of apartment and property maintenance tasks, ensuring high standards in customer service and property upkeep.

Responsibilities

• Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as per state guidelines.
• Carry out general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
• Execute various proactive preventative maintenance tasks including siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and more.
• Verify all work orders are completed promptly and to company and resident satisfaction.
• Inspect property grounds, buildings, and common areas to ensure safety and cleanliness, and address any issues requiring maintenance, repair, or replacement.
• Assist with property emergencies like snow removal, fires, and floods, and promptly communicate maintenance issues to leadership.
• Maintain a professional demeanor and appearance, fostering a positive relationship with residents and other properties.
• Participate in emergency on-call/after-hours maintenance assignments, adhering to established response times and addressing issues appropriately.
• Ensure adherence to local, federal, state, and company safety and risk management guidelines.

Requirements

• High school diploma or equivalent.
• At least one year of experience in property management.
• EPA or HVAC certifications preferred.
• Certified Pool Operator (CPO) license preferred.
• Possess general maintenance and carpentry skills.
• Valid driver's license, clean driving record, and current auto insurance.
• Ability to read, write, and understand English.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management abilities.
• Ability to multi-task and perform basic mathematical functions.
• Ability to handle challenging situations with professionalism.
• Professional appearance and compliance with uniform policy.
• Compliance with safety requirements and successful completion of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.

Pay

$21 to $24 per hour plus bonus opportunities.
