About the role

The Maintenance Technician reports to the Area Property Manager and is expected to make teamwork and customer service their top priority. Days will be spent working and completing assignments as given and scheduled by the Area Property Manager and Maintenance Supervisor. This includes, but is not limited to service requests, emergency calls, move in needs, and property tasks that may be needed daily, weekly, or monthly. The Maintenance Technician must be available for on call rotation and work with other service team members and/or office as needed. Flexibility between needs of the properties daily is required.

Job Duties Include

  • Ensure the completion of all service requests
  • Inspect community continuously, recording and correcting deficiencies
  • Order necessary supplies and parts within budgetary guidelines
  • Perform all general and routine maintenance in the community
  • Avoid deficiencies by ensuring proper keykeeping
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
  • Service requests made by residents should be completed within 24 hours
  • Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
  • Replace breezeway light bulbs as needed
  • Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Order supplies; communicate and coordinate with vendors
  • Assist in the distribution of flyers and other materials
  • Assist in picking up litter & maintain small amount of grounds
  • Perform preventative maintenance
  • Keep inventory

Requirements

  • HVAC certification is required
  • Bi-lingual (Spanish & English) preferred; basic English required
  • At least 2 years of experience in property maintenance
  • Basic computer skills, including email and some Microsoft products

  • Has knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)
