We are seeking an experienced and highly motivated Apartment Maintenance Technician for our Market Rate Apartment Community of 403 units in Smyrna, Georgia.
About the role
The Maintenance Technician performs routine maintenance in individual apartments, common areas, and amenity areas. Prepares vacant units for new move-ins, performs routine preventive maintenance, assists in various cleaning functions, and monitors the grounds.
Responsibilities
- Maintains and repairs buildings, including electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
- Completes all service requests/work orders within 24 hours as directed by the maintenance supervisor or property manager.
- Completes apartment service tickets and logs all assigned work orders accurately and in a timely fashion.
- Manages vacant apartments by preparing them through the turnover process, including maintenance, painting, cleaning, and carpet cleaning.
- Replaces worn or damaged parts such as hoses, wiring, and belts in machines and equipment (e.g., truck, street sweeper).
- Assists in ordering supplies for the property.
- Cleans internal and external areas of buildings, including dusting, sweeping, mopping, and washing windows.
Requirements
- High School diploma or GED equivalency, with a minimum of 2-3 years of direct experience as a Make Ready or Maintenance Technician for an apartment community.
- EPA I or II, Universal, or HVAC certification is required.
- CPO Certification is a plus; experience maintaining pools is required.
- Must have supervisory experience.
- Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
- Experience with Onesite, Yardi, or other property management software is a plus.
