About the Role

The Maintenance Technician plays a crucial role in ensuring the smooth operation and maintenance of the property. They are responsible for a wide range of tasks including responding to resident requests, managing the make-ready process, and maintaining the overall cleanliness and safety of the community.

Responsibilities

  • Regular/daily onsite attendance is required
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Aid in the scheduling and performance of all maintenance/repair-related turn events
  • Assist in the daily clean-up of the exterior of the community, including grounds, breezeways, and common areas
  • Perform swimming pool maintenance and cleaning, maintaining accurate chemical logs
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liabilities
  • Maintain preventative maintenance programs to extend the life of the community and minimize future repairs
  • Understand and follow Asset Living's key policies
  • Maintain a well-organized and stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Aid the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Avoid waste of property resources, equipment, and supplies
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model units
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Participate in on-call emergency at the community
  • Utilize property resources, equipment, and supplies economically
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager

Requirements

  • High School Diploma or Equivalent
  • Basic computer skills
  • Understanding and ability to perform all on-site software functions
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Physical Requirements: Regularly moves about to accomplish tasks or move between worksites, ascends and descends ladders, stairs, ramps, step stools, etc., moves self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reach, adjust or move objects of 100+ lbs. in all directions, lift and place objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies)
  • Physical Requirements: Occasionally stands or sits for prolonged periods
  • License/equipment: Reliable transportation due to the emergency on-call requirement

  • Proficiency in Microsoft Office Suite

  • Physical stamina and strength to perform tasks involving lifting and moving objects
  • Ability to work flexible hours, including evenings and weekends

Benefits

Additionally, full-time employees receive paid sick days and company holidays.

Pay

$20 per hour to $23 per hour
