Essential Duties & Responsibilities
- Community Maintenance
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Aid in scheduling and performing all maintenance/repair-related turn events
- Perform daily clean-up of the exterior of the community, including grounds, breezeways, and common areas
- Manage swimming pool maintenance and cleaning, maintaining accurate chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Execute preventative maintenance program to extend the life of the community while minimizing future repairs
- Maintain well-organized and stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist in maintaining the hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Monitor inventory of equipment and supplies as requested
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Participate in on-call emergency at the community
- Utilize property resources, equipment, and supplies economically
- Assist with additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Education/Experience
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly move about to accomplish tasks or move from one worksite to another
- Frequently stand or sit for prolonged periods
- Occasionally remain in a stationary position
- Ascend and descend ladders, stairs, ramps, step stools, etc.
- Move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain
- Work in an overhead position and/or reach, adjust or move objects of 100+ lbs. in all directions
- Lift and place objects of 100+ lbs.
- Communicate with others to exchange information
- Repeat motions that may include wrists, hands and/or fingers
- Operate machinery and power tools
- Operate motor vehicles and/or golf carts
- Assess the accuracy, neatness, and thoroughness of the work assigned
- Identify and inspect objects and areas
- Exposed to outdoor weather elements (wind, precipitation) including low and high temperatures
- Exposed to hazardous chemicals
- Able to work overtime, weekends, night hours (on-call property emergencies)
License/Equipment
- Reliable transportation due to the emergency on-call requirement
Salary Range
$18 per hour to $22 per hour
