About the Role
The Maintenance Technician assists in carrying out maintenance processes, responding to resident requests, and managing the make-ready process. They are responsible for ensuring the property's operational objectives are met under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
- Regular/daily onsite attendance
- Respond to resident/management requests and work orders for community common areas, buildings, and units
- Aid in scheduling and performing maintenance/repair-related turn events
- Perform daily clean-up of exterior areas, including grounds, breezeways, and common areas
- Manage swimming pool maintenance and ensure accurate chemical logs
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions
- Implement preventative maintenance programs to extend the life of the community
- Maintain well-organized and stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist in hazard communications program and promote safe work practices
- Participate in unit inspections as needed
- Monitor inventory of equipment and supplies as needed
- Keep accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Participate in on-call emergency at the community
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
Education/Experience
- High School Diploma or Equivalent
- Basic computer skills
- Understanding and ability to perform all on-site software functions
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly moves about to accomplish tasks or move between worksites
- Frequently ascends and descends ladders, stairs, ramps, step stools, etc.
- Traverses flat and uneven terrain, works in overhead positions, reaches, adjusts, and moves objects of 100+ lbs.
- Communicates with others to exchange information
- Repeats motions that may include wrists, hands, and fingers
- Operates machinery and power tools
- Operates motor vehicles and/or golf carts
- Absorbs information and completes work accurately, efficiently, and effectively
- Identifies and inspects objects and areas
- Exposed to outdoor weather elements (wind, precipitation) including low and high temperatures
- Exposed to hazardous chemicals
- Able to work overtime, weekends, night hours (on-call property emergencies)
License/Equipment
- Reliable transportation due to the emergency on-call requirement
Salary Range
$19 per hour to $22 per hour
