  • Perform preventative maintenance on plumbing, electrical, and mechanical systems under the direction of the Maintenance Supervisor. Provide support on seasonal property projects (pressure washing, weatherproofing, landscaping assistance, etc.).

  • Assist with HVAC assistance (no direct repair responsibility). Support HVAC-certified technicians by assisting with basic tasks (carrying tools, replacing filters, ensuring work area is prepared/clean). Report HVAC issues promptly to the Maintenance Supervisor for escalation to a certified technician. Ensure preventive HVAC tasks assigned to the team (such as filter changes and thermostat checks) are completed as directed.

  • Pool & Amenity Upkeep (CPO Preferred). Assist with pool and spa care, including cleaning, chemical checks, and reporting needed repairs (CPO certification preferred but not required). Help maintain community amenities such as fitness centers, laundry rooms, and clubhouses in clean and working condition.

  • Emergency & On-Call Response. Participate in on-call rotation for after-hours maintenance emergencies, excluding HVAC-specific repairs that require certification. Respond to urgent issues such as leaks, plumbing backups, electrical outages, and appliance failures with professionalism and urgency.

  • Safety & Compliance. Follow all OSHA regulations, company policies, and safety standards in daily work. Use personal protective equipment (PPE) and handle chemicals, tools, and equipment safely. Report hazards, incidents, or unsafe conditions immediately.

  • Resident Service & Teamwork. Provide excellent customer service while interacting with residents, addressing maintenance requests respectfully and efficiently.
