Maintenance Technician

Responsibilities

• Participate in on-call rotations for after-hours maintenance emergencies, including weekends and holidays.
• Work in multiple buildings based on need and demand.
• Perform semi-skilled and skilled maintenance repairs, including plumbing, electrical, heating, ventilation, air conditioning, flooring, tile, sheetrock, painting, water remediation, roofing, and troubleshooting.
• Maintain all grounds, sidewalks, stairways, building exteriors, lobbies, amenity areas, and common areas.
• Assist with snow removal when needed.
• Adhere to all applicable codes, company policies, property policies, regulations, and safety rules.
• Report any issues to the facility team lead or property manager.
• Report low inventory of supplies to the maintenance manager.
• Perform preventative maintenance tasks.
• Respond promptly to residents' requests as assigned.

Qualifications

• Five to ten plus years of experience.
• Proficiency and in-depth knowledge of equipment and systems.
• Manages complex troubleshooting.
• Independently performs a variety of semi-skilled and skilled building maintenance tasks involving carpentry, general construction, electrical, plumbing, painting, and heating and air conditioning systems.
• Valid driver's license and reliable transportation.
• High school diploma or GED required; technical certifications, EPA, HVAC, plumbing, electrical, universal CFC type 1 license a plus.
• Awareness of local building, fire, and safety codes.
• Working knowledge of building trades and systems, plumbing, electrical, HVAC, drywall, painting.
• Strong customer service skills and ability to interact professionally with tenants and property staff.
• Ability to work independently, manage priorities, and meet deadlines.
• Physical ability to lift up to 75 pounds, stand up for eight hours, climb ladders, and work in varied weather conditions.
