Maintenance Technician (Apartment Maintenance)
About the role
The role involves managing service requests, performing make-ready tasks, conducting preventative maintenance, and handling emergency calls. Occasional duties such as groundskeeping, trash compaction, and furniture moving may also be assigned.
Responsibilities
- Completes service requests in Yardi on mobile devices.
- Performs make-ready tasks including maintenance, painting, and cleaning.
- Reports utility outages and conducts periodic unit inspections.
- Shares in “Emergency On-Call” duties and responds to emergencies within one hour.
- Performs occasional duties such as picking up grounds, compacting trash, painting, pressure washing, pool maintenance, trash-outs, blow streets, and setting up or moving model furniture.
- Assists with legal evictions and helps move residents’ belongings during evictions.
- Provides additional services during inspections and assists with community manager duties.
- Adheres to company policies and undergoes background checks and drug screenings.
Requirements
Requirements include being certified in universal or type I and II refrigerant recovery, having trade school courses in HVAC, electricity, plumbing, etc., a high school diploma or GED, good writing skills for filling out work orders, basic computer skills, passing the IPM Maintenance Test, and EPA certification (preferred).
Qualifications
Qualifications include education/training in HVAC, electricity, plumbing, etc., and passing the IPM Maintenance Test with a minimum score of 70%. Must have valid documentation to establish identity and U.S. employment eligibility and submit to a thorough pre-employment background check and drug screening.
