About the Role
The Annex Management Group is seeking a Maintenance Technician who operates with a customer-first approach, is passionate about our mission, and takes pride in making a difference in the lives of our residents. This role is responsible for providing excellent customer experiences, supporting our company mission, and maintaining compliance with all applicable housing laws and codes.
Responsibilities
- Provide excellent experiences for residents, vendors, community partners, investors, and owners.
- Execute best-in-class curb appeal and property appearance standards.
- Achieve above-average resident survey results.
- Adhere to company policies and standard operating procedures.
- Support the Maintenance Supervisor with oversight of maintenance operations and continuous improvement of the community.
- Assist the Maintenance Supervisor with the requisition of materials and supplies, such as replacement parts, equipment, tools, and capital improvement projects.
- Conduct all required inspections in accordance with standard operating procedures and preventative maintenance policies.
- Perform plumbing, electrical, and carpentry duties.
- Follow required health and safety guidelines.
- Participate in the on-call rotation for after-hours emergencies as scheduled by management.
- Other duties as assigned.
Requirements
- 1-2 years of related experience in a maintenance position.
- Basic knowledge of electrical, plumbing, carpentry, and general maintenance skills.
- Authentic and genuine care for others with a strong desire to positively impact residents’ lives.
- Strong work ethic with a demonstrated desire to learn and grow within a dynamic company.
- Ambitious individual suited for a fun and entrepreneurial work environment.
- Ability to work independently and successfully execute multiple assignments.
- Proficient communicator and listener.
- Valid U.S. driver’s license.
Skills
- Working knowledge of MS Office software programs.
- Ability and willingness to effectively use other job-related technology tools.
Physical Demands
- Frequent walking, standing, and sitting within the work area.
- Ability to frequently lift or move 20 to 70 pounds; occasionally more.
- Ability to safely move appliances and heavy machinery.
- Frequent walking on steps and climbing ladders.
- Frequent walking throughout the community.
Work Environment
- Normally works in an environment with moderate or loud noise.
- Occasionally works in outdoor weather conditions.
- Rarely works in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals, or near risk of electrical shock.
- Daily verbal and face-to-face contact with others.
- Frequent use of a computer and general office equipment.
- Maintains confidentiality of client information.
