Maintenance Technician - 225 N. Calvert

About the role

Greystar is a leading real estate platform managing and operating over $300 billion of real estate in more than 265 markets globally. This Maintenance Technician position is located in Baltimore, Maryland.

Responsibilities

• Completes assigned work orders and preventative maintenance tasks by diagnosing defects and repairing according to policies, procedures, safety standards, and code requirements.
• Prepares vacant units for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
• Follows procedures for accessing and returning materials, supplies, equipment, and tools, and reports inventory issues to the supervisor.
• Documents service requests and other paperwork accurately and in a timely manner.
• Maintains grounds, common areas, and amenities by performing tasks such as picking up trash, pressure washing, cleaning, and painting.
• Supports cost-cutting initiatives by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.

Other Responsibilities

• Complies with safety and risk management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
• Periodically inspects work performed by contractors, vendors, and service providers to ensure quality, scope, and specifications are met.
• Assists in conducting routine and periodic property inspections to identify safety and repair needs, and communicate concerns to management.

Physical Demands

• Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Ability to work inside and outside in all weather conditions.
• Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
• Rare or regular travel may be required.
• Able to work a flexible work schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property (if applicable).

Pay

The hourly range for the position is $21.50 - $23.50.
