About the role
The Maintenance Tech II performs work in connection with the operation, maintenance, and security of buildings, grounds, and facilities to ensure efficient plant operation.
Responsibilities
- Schedules work order requests adhering to priorities
- Schedules and performs the maintenance of units and public spaces
- Completes all unit repairs, move-in inspections, and schedules unit refurbishing by outside vendors (painting, re-carpeting, etc.)
- Supervises activities of outside contractors, ensuring quality of work and adherence to project specifications
- Maintains grounds, buildings, parking lots, sprinkler systems, fences, and facilities
- Performs electrical work: repairing and replacing switches, receptacles, lights, and motors
- Performs plumbing installations and repairs: fixing leaks, running new lines, installing water heaters, commodes, pipes, valves, unclogging drains, and installing filters
- Secures or arranges for necessary work orders, materials, equipment, tools, parts, and permits
- Participates in the preventative maintenance program
- Cleans carpet and vinyl floor coverings; strips, seals, waxes, and buffs floors; shampoos carpets
- Ensures common areas are clean, including public restrooms, elevators, offices, public rooms, and resident lounges (dusting, sanitizing, scrubbing)
- Empties trash receptacles; deposits recyclables; picks up trash and maintains exterior perimeter cleanliness
- Identifies safety concerns and performs repairs or reports to supervisor
- Assesses problems and communicates them to the Administrator
- Participates in on-call emergency schedule
- Maintains accurate records
- Provides courteous service to residents, guests, and co-workers
- May assume command as detailed in the Disaster Plan during emergencies
- Attends in-service training workshops and meetings as required
- Conducts work tasks safely and in compliance with the facility safety program
- Instructs contractors on work prior to project commencement and inspects completed tasks
- Oversees safety practices of contractors, vendors, tenants, and guests on site
Requirements
- 4+ years of previous experience in building maintenance or construction, or equivalent combination of training and experience
- Certification, license, or equivalent in a technical field such as HVAC, building trades, or building utilities (preferred)
- High school diploma or equivalent
- Current and valid Driver’s License with a driving record free of major infractions
- Availability that includes evenings and some weekends
Pay
$25.00 - $27.00/hour, depending on experience
Schedule
Full time, Monday - Friday, 8:00 AM - 5:00 PM
