About the role

VOAC supports people across the lifespan—from older adults needing safe housing modifications to preschoolers and families seeking resources, veterans exiting homelessness, and survivors of domestic violence. The Building Maintenance Technician II ensures VOA’s facilities remain safe, functional, and welcoming for clients and staff by performing maintenance, repairs, and preventive care under the direction of a supervisor or lead technician.

Responsibilities

• Perform maintenance and repairs on affordable housing facilities, including appliances, electrical, plumbing, carpentry, HVAC, landscaping, and janitorial systems.
• Identify and address safety hazards that could endanger clients, employees, facilities, or the public.
• Assist in monitoring the apartment “make ready” schedule to ensure timely rent-ready units.
• Assist in monitoring service requests to ensure 24-hour completion.
• Conduct daily, weekly, monthly, quarterly, and bi-annual preventive maintenance.
• Maintain facilities in a safe, clean, and orderly manner consistent with agency standards.
• Attend meetings and staff development activities with a teamwork orientation.
• Follow proper work order procedures and maintain related documentation per VOA guidelines.
• Maintain exceptional building and grounds curb appeal.
• Provide after-hours, weekend, and holiday emergency coverage as scheduled.
• Act as a mentor to Maintenance Technician I staff.
• Inventory building supplies.
• Demonstrate predictable, consistent attendance.
• Perform other duties as assigned.

Requirements

• High school diploma or equivalent.
• One year of previous maintenance technician experience.
• Knowledge of hand and power tools and their uses.
• Valid Colorado driver’s license, proof of insurance, and a good driving record.
• Demonstrated ability to communicate effectively and maintain positive relations with residents and employees.

Preferred Qualifications

• At least three years of direct experience in building maintenance or a trade school certificate.
• CFC certifications desired.
• CAMT certification desired.

Knowledge and Skills

• Basic reading, writing, and math aptitude.
• Strong communication and interpersonal skills.
• Exceptional attention to detail.

Working Conditions and Physical Requirements

• Ability to lift and carry up to 50 pounds.
• Some work-related travel required.
• Capable of using an extension ladder to make repairs as needed.
• Ability to perform emergency maintenance.
• Physical demands include bending, climbing, stooping, kneeling, reaching, crouching, squatting, lifting (30–50 lbs), balancing, standing, sitting, hand/foot motions, walking, close and distant vision, depth perception, hearing/listening, speaking/shouting, use of hands/fingers, thinking, calculating, and memory/recall.
• Exposure to indoor and outdoor environments.

Schedule

• Full-time position, Monday through Friday.
• Required to provide after-hours, weekend, and holiday emergency coverage as scheduled or needed.
• Expected to work additional hours in preparation for REAC inspections at any or all facilities.

Pay

$26.00–$28.00 per hour.
