Responsibilities

  • Maintain a professional image and attitude in keeping with the objectives of the Company.
  • Aid the Chief Engineer and Property Manager with maintenance problems and programs aimed at solving them.
  • Meet daily with the Chief Engineer and provide written reports of work completed, including all service requests and inspection sheets.
  • Satisfy service requests promptly (within 24 hours) and efficiently. Inform residents of delays due to unusual circumstances.
  • Keep a permanent record of service requests received.
  • Observe the condition of any occupied apartment upon entry and report unusual circumstances to the Property Manager, such as cleanliness, pet presence, appliance condition, etc.
  • Strictly adhere to Company policy regarding service requests, the Budget Control system, and Purchase Order policies and procedures.
  • Make all purchases in the name of the property, with exceptions approved by the Regional Manager/General Manager.
  • Control maintenance expenditures.
  • Supervise the maintenance of exterior lighting, gutters, downspouts, roofs and flashing, roadways, walks, swimming pools, laundry facilities, recreation areas, buildings, and grounds.
  • Supervise the policing of the property and dumpster areas in the morning, evening, and on weekends.
  • Know the location of all water, gas, and power turnoffs, clean-out traps, fire hydrants, and fire extinguishers.
  • Have available the telephone numbers of the police, ambulance service, fire department, and power, gas, and water companies.
  • Establish and execute a regular preventative maintenance schedule for cleaning furnaces and A/C coils, oiling motors and circulating pumps, exterior painting, changing filters, replacing light bulbs in public areas, maintaining swimming pool and pump rooms, and the hot water heating equipment, boiler rooms, and chiller equipment.
  • Keep an accurate, up-to-date inventory of tools and supplies.
  • Stripping any discarded appliances or equipment of any usable parts and recording the serial numbers of appliances in each apartment.
  • Maintain a clean, orderly, and secure workshop.
  • Ensure the maintenance staff thinks and works safely.

Qualifications

  • Technical school preferred; High School Diploma or G.E.D. required.
  • Minimum 5 years of experience in maintenance.
  • Prior apartment maintenance experience preferred.
  • Knowledge of plumbing, electrical, and general building trades.
  • CPO Certification (Preferred).
  • EPA Section 608 (Preferred).
  • HVAC (Preferred).
  • Excellent customer service and effective interpersonal, verbal, and written communication skills.
  • Working knowledge of Microsoft Office programs.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to understand instructions and communicate in basic English.
  • Valid Driver’s License.
