Maintenance Supervisor- Verde Vista

About the role

The Maintenance Supervisor at Cornerstone Residential is a hands-on leader responsible for overseeing the maintenance team to ensure the property is in excellent condition. This role involves supervising and scheduling maintenance activities, managing staff, and responding to service requests.

Responsibilities

• Schedule and supervise maintenance activities for the property and maintenance staff.
• Communicate assignments and major tasks to the maintenance staff.
• Evaluate the daily and weekly completion of all work orders.
• Maintain required permits for operating the property, such as pool, elevator, etc.
• Assist the property manager with supervising all work by outside contractors.
• Create schedules and be available for “on-call” for after-hours, weekend, and holiday emergencies.
• Inspect each vacant unit during and after make-ready activity.
• Cook up and respond to service requests.
• Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.
• Repair/replace any unit material and perform regular maintenance requests.
• Identify and schedule preventative maintenance, such as filter change, power washing, etc.
• Create, mentor, and manage a cohesive maintenance team in accordance with policies.
• Ensure staff receives new hire safety orientation as well as annual safety training.
• Report any worker’s compensation issues and/or employee incidents immediately.

Requirements

• Minimum 2 years’ general residential maintenance experience.
• Minimum 2-3 years' supervisory experience.
• HVAC Certification.
• Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
• Certifications/licenses as required by local, state, or other regulations.
• Reliable transportation, maintain auto insurance, and have a valid driver’s license.
• Strong communication and customer service skills.
• Ability to work on-call as scheduled and work weekends and after hours as necessary.
• Bilingual or multilingual skills preferred (LIHTC).
