Requirements
- Minimum of 3-5 years of multi-family maintenance experience
- HVAC/EPA certifications Type I and II or Universal for refrigerant recycling
- CPO certification preferred
- Elevated proficiency in arithmetic, written, and verbal communication skills
- Basic financial acumen and ability to read a budget
- Strong leadership skills and ability to multitask while supporting a team
- Expertise in heating and air-conditioning, plumbing, electrical, appliance repair, roofing repairs, and general maintenance
- Knowledge of Federal, State, and Local Fair Housing laws, OSHA and EPA regulations, and company safety policies
- Valid driver’s license and current automobile insurance
- Reliable transportation to fulfill job functions
Responsibilities
- Build and/or maintain a preventative maintenance program to minimize emergency repairs
- Recruit, hire, and train maintenance team members
- Assist in creating community budgets to forecast and maintain operational standards; monitor ongoing maintenance expenses
- Ensure maintenance supplies and materials are stocked; select and order appropriate materials as needed
- Complete all service requests within 24 hours unless extraordinary parts or labor are required
- Respond to resident requests and concerns in a calm, supportive, and timely manner
- Perform on-call emergency service requests when scheduled, with an immediate response required (arrival at the property within one hour); on-call bonus incentives provided
- Demonstrate RADCO’s value of Caring by treating residents, vendors, coworkers, and supervisors with respect and professionalism
- Perform additional reasonable tasks consistent with company objectives
Physical Requirements
- Constant movement, including use of arms and legs, and full-body activities such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling materials
- Considerable use of hands to handle, operate, activate, inspect, place, detect, control, or feel objects, tools, or controls
- May be required to work atop buildings or on roofs
- Must be able to carry, move, transport, position, install, remove, or continuously lift up to 75 lbs
- Must be able to ascend/descend ladders and meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs (total weight includes employee, clothing, PPE, tools, and supplies)
