Maintenance Supervisor- Split Creek

About the role

The Maintenance Supervisor is a hands-on supervisor responsible for leading the maintenance team to ensure the property is in top condition. Oversees and performs technical and mechanical work to maintain the inside and external buildings, grounds, amenities, and common areas of the community, meeting the Company's standards for cleanliness, appearance, safety, and functionality. Coordinates with the Property Manager to supervise and schedule maintenance activities for all maintenance staff.

Responsibilities

• Supervise and schedule maintenance activities for the property and maintenance staff.
• Communicate assignments and major tasks to maintenance staff and evaluate daily/weekly completion of work orders.
• Monitor and maintain required permits for operating the property (e.g., pool, elevator).
• Assist the property manager with supervising all work by outside contractors.
• Ensure all equipment is operated safely.
• Create schedules and be available for “on-call” after-hours, weekend, and holiday emergencies.
• Inspect each vacant unit during and after make-ready activity.
• Coordinate, schedule, and respond to service requests, establishing priorities and assigning them to maintenance staff.
• Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.
• Repair/replace unit materials and perform regular maintenance requests.
• Identify and schedule preventative maintenance (e.g., filter changes, power washing).
• Develop and enforce maintenance schedules among maintenance staff.
• Order supplies and assist the property manager in the budget process.
• Obtain approval prior to placing orders for major expenses and unbudgeted items.
• Create, mentor, and manage a cohesive maintenance team in accordance with policies.
• Ensure staff receives new hire safety orientation and annual safety training.
• Report any worker’s compensation issues and/or employee incidents immediately.
• Perform other duties as assigned.

Requirements

• Minimum 2 years’ general residential maintenance experience.
• Minimum 2-3 years' supervisory experience.
• HVAC Certification.
• Pool Certification.
• Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
• Certifications/licenses as required by local, state, or other regulations.
• Reliable transportation, auto insurance, and a valid driver’s license.
• Strong communication and customer service skills.
• Ability to work on-call as scheduled, including weekends and after-hours.

Preferred

• Bilingual or multilingual skills.

Pay

$27 per hour (eligible for monthly commissions and quarterly bonuses).

Schedule

Monday - Friday, 9am - 5pm; weekends on-call as needed.
