Overview
The Maintenance Supervisor is responsible for maintaining the physical integrity of the community and leading the maintenance team. In this role, the Maintenance Supervisor and their team will respond to all resident maintenance requests in a timely fashion. In addition, the Maintenance Supervisor will partner with the Property Manager and leasing team to ensure excellent move in, move out and provide an enjoyable experience for our residents.
Responsibilities
- Manage and delegate resident service requests as received via electronic system
- Schedule on call rotation and assist with service as needed
- Oversee and inspect the work performed by other technicians
- Maintain accurate records for preventative maintenance, service requests, make ready status
- Maintain maintenance budget
- Maintain inventory
- Keep all safety materials current and readily available
- Congduct business in accordance to all policies/procedures and all state/federal laws (ADA, Fair Housing, OSHA, HAZCOM Program Lead Based Paint, etc)
- Diagnose and assist with routine maintenance or repair, as needed, involving the following on a daily basis:
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, and flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Fireplaces, ceiling fans
- Shutters, doors, cabinets, windows, sliding glass doors, door locks etc.
- Boiler, gas and electric
Qualifications
- High school diploma or GED equivalent required
- 5+ years’ experience in maintenance property management
- NAA CAMT and EPA Universal Certifications Required
- CPO Certifications Preferred
- Willingness to earn future designations
- Strong verbal and written communication skills
- Experience adhering to budgets and managing costs
- Demonstrated experience in leading and motivating team
- Ability to work with third-party vendors
- Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines
- Must be team oriented and a problem solver
- Maintain professional appearance and manner at all times
- May be required to work extended periods of time without relief, when responding to priority/emergency situations
- Stoop, stand, climb and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device
- Lift and carry objects of up to 50 lbs. for distances of up to 30 feet
- Climb ladders and stairs
- Must have a valid driver’s license
- This position requires rotating on-call, including nights, weekends, and holidays
