About the role

This role oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and functionality.

Responsibilities

  • Assist and complete work orders from resident requests for service, as well as routine upkeep by diagnosing defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Develop and maintain standards for cleanliness and appearance of community grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspect work performed by service team members, contractors, and vendors to ensure quality, scope, and specifications are met; develop corrective action plans as needed.
  • Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing budgets for repair, maintenance, and capital projects.
  • Support cost-cutting and expense control programs by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
  • Conduct regularly scheduled Greystar safety meetings, ensure MSDS sheets are current and accessible, and stay updated on OSHA and other safety requirements to ensure community compliance.
  • Demonstrate customer service skills by treating residents and others with respect, responding to questions and complaints sensitively, and completing assigned work orders efficiently and urgently.

Requirements

  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or a related trade.
  • Must provide own hand tools (unless prohibited by State law) and be knowledgeable in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and business contacts.
  • Ability to read, write, and communicate effectively to represent company management and act as the first point of contact for internal and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for record-keeping and information management.
  • Property management system experience preferred.
  • Mathematical skills to perform calculations involving numbers, decimals, and fractions for financial, administrative, and legal documents.

Specialized Skills

  • EPA certifications Type I and II or Universal if working on sealed HVAC systems.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for business meetings, training, or other responsibilities.
  • Must be available for a flexible work schedule, including on-call duties during evenings, weekends, and holidays.

Pay

The hourly range for this position is $31.00 - $33.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.

In addition to base salary, this role may be eligible for participation in weekly, monthly, or quarterly bonus programs.

Schedule

Monday–Friday; 8:00 AM–5:00 PM, plus rotating on-call schedule.
